For every one of those, the same fields get decided: traffic type and volume, equipment loads, chemical exposure, moisture in and on the slab, cleaning method and frequency, required surface texture, cure schedule against your available downtime, and what documentation you need at handover.

No system is strongest at all of them at once. Higher chemical resistance often means a harder, less flexible film. More texture means better grip and harder cleaning. The specification is a set of trade-offs made deliberately, and you should be shown the trade-offs rather than a single recommendation.

Coatings for heavy traffic and chemical exposure

Four things determine whether a floor survives a demanding environment, and only one of them is the resin.

Chemistry. Epoxy, polyurethane, polyaspartic, methyl methacrylate and urethane cement all behave differently under heat, chemicals and impact. What matters is the specific product's rating, not the family name.

Build thickness. A thin roller-applied film and a trowelled system several millimeters thick are different products in practice, even with the same resin. Thickness buys impact resistance and repairability.

Aggregate. Broadcast quartz or silica adds compressive strength and texture. In heavy-traffic areas it is often the difference between a floor that wears and one that gouges.

Substrate profile. The mechanical key ground into the concrete has to match what the system requires. Too smooth and the system delaminates. This is measurable and it should be specified.

Polyaspartic gets recommended for commercial work mainly on schedule grounds, because some products return to service quickly. That can be genuinely valuable when a shutdown costs you more than the floor does. It is still a product-by-product question, and the cure data in the proposal should come from the data sheet for what is actually being installed.

  1. Site walk and scope. Measure, review the use of each area, identify drains, joints, thresholds, equipment to be moved, and the areas that can be taken out of service together.
  2. Substrate and moisture assessment. Test the concrete. On commercial slabs, moisture testing is not optional diligence, it is what determines whether a mitigation layer is part of the system.
  3. Repairs and preparation. Remove failed coatings, profile the concrete mechanically, treat joints and cracks, and repair spalls and low spots.
  4. System specification or mockup. For larger jobs, install a sample area. It settles disagreements about color, texture and finish before the whole floor is committed.
  5. Installation and access control. Barriers, signage, containment, ventilation and coordination with anyone still working in the building.
  6. Cure, inspection, documentation and handback. Walk the floor, confirm coverage and texture, and receive the product data, care instructions and warranty in writing.

Night and weekend work, phased installation, and shutdown coordination are available only where we confirm them for your project. Who is responsible for permits, safety plans and utility isolation gets agreed in the contract, not assumed.

What affects your commercial flooring estimate

  • Total area, and how much of it is open floor versus edges, plinths, drains and equipment cut-ins
  • Substrate condition, including previous repairs, joint condition, and slab flatness
  • Removal of existing coatings, which on an older facility can dominate the cost
  • Traffic type and equipment loads
  • Chemical exposure and cleaning regime
  • System chemistry, build thickness and number of layers
  • Aggregate and texture requirements
  • Edge, joint and cove detailing, and drainage falls if they are being altered
  • Access, including whether material and equipment can reach the area easily
  • Protection of equipment, stock and adjacent finishes
  • Downtime constraints, and whether work happens outside normal hours

Commercial flooring projects and contractor credentials

For a commercial project, ask us for each of the following, match it to the claim it supports, and verify it independently:

  • License. Ask us for the applicable Florida contractor license classification and number, then verify that it fits the scope of your project.
  • Insurance. Request current general liability and workers' compensation certificates with limits that satisfy your requirements and your landlord's.
  • Manufacturer qualifications. Ask whether training or approved-installer status applies to the specified system. This may be a condition of the material warranty.
  • Comparable work. Request examples identified by facility type, system, area and date. A warehouse reference does not establish experience with a commercial kitchen.
  • References. Ask for named references you can contact.
  • Warranty. Request the written material and workmanship warranty terms and note which party provides each one.
  • Process and safety documentation, including the preparation method, dust and silica controls, and the site-specific safety plan.
