What to expect during your flooring installation

  1. Assessment. The slab gets inspected for existing coatings, cracks, contamination, surface strength and moisture indications.
  2. Preparation. Mechanical profiling of the concrete, which is loud and dusty and is the step that determines whether the coating stays on.
  3. Repairs or removal. Failed coatings come off, cracks and spalls get treated according to what they are.
  4. System selection and application. Base coat, decorative broadcast if the finish uses one, topcoat and texture additive.
  5. Cure guidance. Walkable first, then furniture or vehicles, on the schedule the product allows.
  6. Inspection and follow-up. Walk the finished floor, receive care instructions and the written warranty.

The garage has to be emptied completely, including low shelving if the coating runs up a cove. Plan for pets and vehicles to be elsewhere, and for the space to be unavailable for longer than the application takes.

Estimate factors: area, preparation, repairs, moisture mitigation, system layers, finish, texture, access, protection, disposal, and return-to-use requirements.

The City's GIS neighborhood association layer contains an Old Southeast record. City Fire Rescue lists Driftwood, Old Southeast and Lake Maggiore Shores separately within Station 8's response area. That civic grouping does not make them one neighborhood or define our service area. Old Southeast remains separate in the neighborhood hub, and we confirm service for the exact address.

Flooring projects and installation team

Ask us for these, and verify them yourself rather than taking them from a website:

  • License. Ask us for the applicable license classification and number, then verify it through the state lookup.
  • Insurance. Request current certificates.
  • Manufacturer qualifications. Ask whether training or approved-installer status applies to the proposed system.
  • Completed work. Ask to see projects identified by space, system and date.
  • Warranty. Request the written terms and exclusions.

Old Southeast epoxy flooring FAQs

My garage is detached and older. Is that a problem?

Not in itself. We assess the slab's surface condition, existing coating, cracks and moisture before deciding what preparation or moisture testing it needs.

Can you coat a floor with a floor drain in it?

Yes, with the falls and the detailing around the drain planned. Mention it.

What if I only want part of the floor done?

Possible, though the boundary has to fall somewhere sensible and it will be visible. Discuss it at the visit.

Will the color fade?

Color stability under UV is a topcoat property and varies by product. If the floor gets direct sun through an open door, raise it.

How soon can it be scheduled?

Depends on the workload and the weather. Ask us directly.
