A coating either survives that or it peels. Which outcome you get depends much more on how the slab is prepared than on the brand name on the bucket.

Garage floor coating options

Epoxy base and protective topcoat

The common residential build. An epoxy primer or base coat bonds to the profiled concrete and fills minor surface texture. A separate topcoat goes over it to carry the wear, the UV exposure and the cleanability.

The topcoat is frequently not epoxy. That is not a downgrade; it is how the system is designed. Epoxy supplies adhesion and build, while a different topcoat chemistry can supply color stability and abrasion resistance. When a contractor says "epoxy garage floor", ask which product is in each layer.

Flake and quartz broadcast finishes

Between the base coat and the topcoat, we broadcast a decorative aggregate into the wet resin. Vinyl flake is the familiar chip look. Quartz is a graded colored sand, heavier and more angular, and it builds a thicker, more textured floor.

Both do more than decorate. The aggregate hides slab imperfections and minor patching, and it gives the finished surface grip, which matters on a floor that gets wet near the door. How much traction you end up with depends on the broadcast rate and on whether the topcoat carries an anti-slip additive.

Polyaspartic or hybrid systems

Polyaspartic is a separate chemistry, not a grade of epoxy. In garage systems it usually appears as the topcoat, and in some products as the base as well. Its usual selling points are a short working window, a fast return to service, and better color hold under sunlight.

The short working window cuts both ways. It is why some polyaspartic systems can be installed in a day, and it is also why they are less forgiving of a slow or inexperienced crew. Cure times, recoat windows and temperature limits come from the specific product data sheet for the system proposed for your floor. Ask to see it.

Preparing your garage floor for coating

Most coating failures are bond failures, and most bond failures trace back to what was on or in the slab before the first coat went down. Before an estimate is meaningful, someone needs to look at:

  • Oil and stains. Motor oil that has soaked in does not simply wash off. Contaminated areas need degreasing and sometimes removal of the top surface.
  • Cracks and joints. Hairline shrinkage cracks are treated differently from cracks that are still moving. A coating will not stop a slab from moving.
  • Dusting and softness. A slab that chalks when you rub it has a weak surface layer that has to be ground away.
  • Old paint or coating. Anything already on the floor either comes off or gets tested for bond. Coating over a failing coating buys you the old coating's lifespan.
  • Moisture. Vapor driving up through a slab will push a coating off from underneath. Signs include persistent damp patches, efflorescence, and previous coatings that lifted in sheets rather than chipping.
  • What the space is actually for. A garage used as a workshop, a gym, or a place to park a project car with a leaking sump has different requirements.

Some findings call for a different trade. Structural movement, an active leak, or serious slab deterioration is concrete work, not coating work, and needs to be dealt with first.

How garage floor coating is installed

  1. Site review. Measure the floor, check the slab, identify contamination, cracks, and previous coatings, and agree the finish.
  2. Preparation and repairs. Mechanically profile the concrete, remove failed coatings, then fill and treat cracks, spalls and joints as the system requires.
  3. Moisture assessment. Where the slab or the history suggests it, test before committing to a system. Mitigation, if needed, sits underneath everything else.
  4. Base coat and decorative broadcast. The base goes down, and flake or quartz is broadcast into it while it is still wet. Excess aggregate is scraped and vacuumed once it has set.
  5. Topcoat and texture. One or more clear or pigmented topcoats, with anti-slip additive where the finish calls for it.
  6. Cure. Foot traffic first, vehicle traffic later. The gap between the two is set by the product and the ambient conditions, not by the calendar.
  7. Final inspection. Walk the floor with us, check edges and coverage, and get the care instructions in writing.

What this means for your week: expect grinding noise and dust during preparation, even with vacuum-shrouded equipment. The garage has to be emptied, including anything stored on shelves along the walls if the coating runs up a cove. Plan for pets and vehicles to be elsewhere. Ask what the actual re-entry schedule is for the product being installed rather than assuming a one-day turnaround.

What affects the cost of a garage floor coating

  • Square footage, and how much of it is edge and cut-in work rather than open floor
  • Concrete condition, including cracks, spalling, joints and previous patching
  • Existing coating removal, which on a previously coated floor is often the single largest prep item
  • Moisture mitigation, if testing shows it is needed
  • System chemistry and number of layers
  • Finish, since a full quartz broadcast uses considerably more material than a light flake scatter
  • Texture and anti-slip additive
  • Edge details, such as a cove base or a coated threshold
  • Access and storage, including whether the crew has to move and protect your belongings
  • Timing, if you need the work in a specific window

You will find per square foot figures published on other sites. Treat them carefully. Two garages of identical size can differ by a wide margin once one of them turns out to need old coating removed and the other does not. Get a number for your slab.

Epoxy or polyaspartic for your garage?

There is no universal answer because the recommendation depends on the slab, the preparation, and the complete system.

The honest version is that the complete system matters more than the chemistry name. A well-prepared epoxy base with a quality topcoat will outlast a polyaspartic system installed over a dusty, uncleaned slab, every time. Preparation first, then chemistry.

Who checks whether my slab has a moisture problem?

How is the preparation documented?

Ask for the surface preparation method and the products to be named in the proposal. A proposal that says only "prep floor" gives you nothing to hold anyone to.

Which products will be used on my floor?

We name the product used in each layer of the proposal. Request the technical data sheets; they state the cure schedule, temperature limits and intended uses.

How long before I can park on it?

Product-specific, and affected by the temperature and humidity on the day. Get the number from the data sheet rather than from a sales conversation.

What voids the warranty?

Common exclusions include moisture from below where no mitigation was installed, structural slab movement, chemical exposure outside the product's rating, and abrasive cleaning. Read the written warranty for the terms that apply to your system.
